Targeted Subsectors for Investment
The Firm works to leverage relationships that its principals have developed over the last 30 years to identify secular changes, cyclical trends and special opportunities that present investment opportunities. We have historically targeted investments in non-traditional real estate sectors such as self-storage, cold storage and senior housing, as well as selected growth-oriented or value-enhancement investments in traditional real estate sectors such as retail, office and hotels. We strive to invest with leading operating partners with successful track records in our chosen real estate sectors, who possess a high degree of integrity and we structure our investments to align those interests with ours. 

We take pride in our proactive investment approach, as well as our post-closing asset management expertise that we make available to our operating partners to enhance investment returns.

In addition, Fremont Realty Capital professionals invest personally in each of our real estate investments.  In this fashion, we ensure that members of our professional team have a personal financial commitment to each investment we make, further aligning those interests with those of our investors and our operating partners.


Researching prospects

Our investment strategy is grounded in continuing research, both in response to individual investment opportunities, and on a broader basis, to identify opportunities that arise from both secular changes and cyclical trends. We encourage our investment professionals to identify early trends that may enable us to focus our investment efforts in areas that can capitalize on secular changes and cyclical trends.  These efforts can lead to the preparation of research papers further identifying broader trends and enabling our investment professionals to focus their efforts on locating investments in these areas.  For example, our research led us to successful investments in the non-traditional and cyclical real estate sectors of self-storage, public refrigerated warehouses, senior housing and student housing.

Each prospective investment is also analyzed in light of larger trends (broader market studies, demographic changes, economic data and the like) as well as micro trends (appraisal data, submarket data and the like). While not all investment research leads to the consummation of a transaction, the process often yields unique ideas and uncovers opportunities unrecognized by many of our competitors.

A significant proportion of Fremont Realty Capital’s investments have been sourced on a proprietary basis. This is possible not only because of the relationships our firm’s principals have developed over the last 30 years, but also as a result of our partnering with experienced management teams with track records of investment and operating success that often lead to additional investment opportunities.
